CLIENT: “Gentraia, I think it might be time to sell. The market seems strong, our equity has grown, and we’ve been praying about downsizing. But how do I know if this is actually God’s timing, or if I’m just being impatient? What if we sell and regret it? What if we wait and miss the opportunity?”
I’ve had this conversation many times. And honestly, I’ve wrestled with the same questions in my own life, both in real estate and beyond.
When do we wait on the Lord, and when do we step forward in faith?
When is patience actually obedience, and when is it fear disguised as spirituality?
James 4:13-15 addresses this tension directly:
“Now listen, you who say, ‘Today or tomorrow we will go to this or that city, spend a year there, carry on business and make money.’ Why, you do not even know what will happen tomorrow. What is your life? You are a mist that appears for a little while and then vanishes. Instead, you ought to say, ‘If it is the Lord’s will, we will live and do this or that.'”
As someone navigating Metro Detroit’s luxury real estate market across Oakland, Wayne, and Macomb counties, here’s what I’ve learned about discerning God’s timing while being a wise steward of major financial decisions.
The Biblical Framework for Timing
Scripture is clear: God’s timing is perfect, even when it doesn’t make sense to us.
Ecclesiastes 3:1 tells us: “There is a time for everything, and a season for every activity under the heavens.”
There’s a time to plant and a time to uproot. A time to tear down and a time to build. And yes, there’s a time to stay in your home and a time to sell it.
But here’s what I’ve learned through my own journey of building a real estate business while carrying heavy burdens, like caring for my dying father last year: God’s timing doesn’t mean we sit passively and wait for a thunderbolt from heaven.
Proverbs 16:3 says: “Commit to the Lord whatever you do, and he will establish your plans.”
Notice the order. We commit. We plan. We act. And God establishes the outcome.
We’re called to be faithful stewards who seek wisdom, gather counsel, analyze circumstances, and then step forward in faith…trusting God to direct our paths.
Proverbs 11:14 adds: “Where there is no guidance, a people falls, but in an abundance of counselors there is safety.”
So discerning God’s timing for selling your Metro Detroit home involves:
- Prayer (seeking God’s direction)
- Scripture (aligning with biblical principles)
- Wise counsel (godly advisors who know you well)
- Circumstances (what is God showing you through the situation?)
- Peace (what is the Holy Spirit speaking to your heart?)
- Stewardship wisdom (what does the data say?)
Let’s walk through each of these.
1. The Prayer Foundation
Before we look at market data or days on market or inventory trends, the first question is: Have you genuinely prayed about this decision?
Not just a quick “God, should we sell?” prayer. I mean consistent, intentional seeking of His direction.
Philippians 4:6-7 says: “Do not be anxious about anything, but in every situation, by prayer and petition, with thanksgiving, present your requests to God. And the peace of God, which transcends all understanding, will guard your hearts and your minds in Christ Jesus.”
When I was deciding whether to dive fully into launching my real estate career at the start of the pandemic in 2020, with no savings, a six-year-old, just learning I was pregnant with my second child and being furloughed from my sales job at the Westin hotel in Southfield, I prayed constantly. And God gave me a peace that didn’t make logical sense. The circumstances were impossible. But the peace was undeniable.
That’s the peace Paul is talking about. It transcends understanding.
Questions to ask yourself:
- Have I been praying about this decision consistently over time?
- Am I experiencing peace when I think about selling, or persistent anxiety?
- What is God speaking to my heart when I’m quiet before Him?
- Am I willing to obey whatever He shows me, even if it’s not what I want?
If you haven’t genuinely sought God’s direction through prayer, start there. Everything else flows from that foundation.
2. What Wise Counsel Is Saying
God often confirms His direction through the counsel of trusted, godly advisors.
Notice I said “godly” advisors – not just anyone with an opinion.
Proverbs 12:15 says: “The way of fools seems right to them, but the wise listen to advice.”
And Proverbs 15:22: “Plans fail for lack of counsel, but with many advisers they succeed.”
Who are the spiritually mature people in your life who know you well, have no financial stake in your decision, and can speak truth in love?
- Your spouse (if married)
- Close Christian friends who understand your situation
- Pastors or spiritual mentors
- Financial advisors who share your values
- Family members who know your long-term goals
What are they saying? Are they confirming what you’re sensing, or are they urging caution?
I’m not saying one person’s counsel is God’s final word. But consistent counsel from multiple godly sources is worth serious consideration.
And here’s the hard truth: If every wise person in your life is telling you to wait, and you’re the only one pushing forward, that may be a red flag. Pride tells us we know better. Wisdom listens.
3. What the Circumstances Reveal
God often speaks through circumstances… both opening doors and closing them.
When I was building my business, there were doors I tried to force open that stayed shut. And there were opportunities that fell into my lap when I wasn’t even looking. Over time, I learned to pay attention to what God was doing through the circumstances around me.
The Metro Detroit Market Reality Right Now (using end of Feb 2026 data):
Let me give you current data for the luxury segment ($500k-$1M) across Oakland, Wayne, and Macomb counties:
Oakland County ($500k-$1M):
- Current active inventory: 704 listings
- Median days to sell: 14 days
- Median sale price: $617,500
- Year-over-year appreciation: -0.7%
- Months of inventory: 4.09 months
Wayne County ($500k-$1M):
- Current active inventory: 247 listings
- Median days to sell: 12 days
- Median sale price: $639,950
- Year-over-year appreciation: +4.4%
- Months of inventory: 4.26 months
Macomb County ($500k-$1M):
- Current active inventory: 367 listings
- Median days to sell: 38 days
- Median sale price: $588,750
- Year-over-year appreciation: -2.6%
- Months of inventory: 5.56 months
What the data is showing:
With homes selling quickly, particularly in Oakland County and Wayne County, the market circumstances favor sellers right now. Does that mean it’s automatically God’s timing? Not necessarily. But it does mean if God is leading you to sell, the market conditions are aligned to support that decision.
Geographic Considerations:
Oakland County tends to hold value most consistently, particularly in established areas like Birmingham, Bloomfield Hills, Royal Oak, and Farmington Hills. Wayne County shows more variation depending on specific neighborhoods, areas like Grosse Pointe and Plymouth/Canton perform differently than Detroit proper. Macomb County often offers the best value proposition for buyers, which can mean different sales timelines for sellers.
Where your property is located matters. And a good agent familiar with tri-county dynamics can help you understand what the market is actually doing in your specific area.
Questions to consider:
- Are market conditions creating a clear opportunity or clear obstacles?
- Is your financial situation allowing you to wait if needed, or creating urgency?
- Are life circumstances (job change, family needs, health) aligning with selling?
- Have unexpected opportunities appeared (perfect next home, compelling offer)?
God often speaks through the details of our circumstances. Pay attention to what He might be showing you.
4. When “Waiting on God” Becomes Fear-Based Paralysis
Here’s the hard truth I need to share: Sometimes we spiritualize our fear.
We say “I’m waiting on God’s timing” when what we really mean is “I’m afraid to make a decision.”
2 Timothy 1:7 reminds us: “For God has not given us a spirit of fear, but of power and of love and of a sound mind.”
There’s a difference between:
Faith-filled patience – You’ve prayed, sought counsel, seen no clear green lights, and you have peace about waiting. You’re actively trusting God’s timing even though it’s uncomfortable.
Fear-based paralysis – You know you should move forward but you’re terrified of making the wrong decision, so you use “waiting on God” as an excuse to avoid action. You have no peace about waiting, but you’re frozen.
I’ve seen both in my own life and in clients.
When my father was dying and I was trying to build a business while also balancing being a single mother in a tough economy, there were moments I needed to wait and trust God’s timing. And there were moments where God was clearly saying “move” and I was hesitating out of fear.
How to tell the difference:
You’re in faith-filled patience if:
- You have peace about waiting, even if it’s hard
- Wise counsel is confirming “not yet”
- Doors keep closing when you try to move forward
- You’re using the waiting time productively (prayer, preparation, counsel)
- Circumstances aren’t aligned yet
You’re in fear-based paralysis if:
- You have persistent anxiety about waiting
- Wise counsel is saying “it’s time” but you keep hesitating
- Opportunities are appearing but you’re finding reasons to say no
- You’re avoiding the decision rather than seeking God about it
- Circumstances are aligned but you’re still frozen
Proverbs 3:5-6 – the verses that carried me through impossible seasons – says: “Trust in the Lord with all your heart and lean not on your own understanding; in all your ways submit to him, and he will make your paths straight.”
Sometimes trusting God means waiting. And sometimes trusting God means stepping forward even when you’re scared, because you know He’s leading.
5. The Stewardship Responsibility
Here’s something I don’t hear talked about enough in Christian circles:
Waiting when God is saying “go” can be disobedience.
We focus so much on not running ahead of God that we forget it’s equally problematic to lag behind when He’s clearly directing us forward.
Remember the parable of the talents in Matthew 25:14-30?
The servant who buried his talent in the ground… what was his excuse? Fear. “Master, I knew that you are a hard man… So I was afraid and went out and hid your gold in the ground.”
And what was the master’s response? “You wicked, lazy servant!”
Harsh words. But the point is clear: We’re called to be active stewards, not passive hoarders.
If you own a $550,000 home in Oakland County and God is leading you to sell so you can:
- Downsize and free up equity for Kingdom purposes
- Move closer to aging parents who need care
- Position yourself financially for the next season
- Eliminate the stress of maintaining a home that’s too large
…and you refuse to move because you’re afraid of the process or uncertain about the future, that’s not faith. That’s burying your talent in the ground.
Real estate is a stewardship issue.
Your home represents significant financial resources that God has entrusted to you. Being a good steward means:
- Making strategic decisions based on wisdom, not emotion
- Being willing to sell when it serves your long-term financial health
- Not holding onto something God is asking you to release
- Taking calculated action when circumstances align
1 Corinthians 4:2 says: “Now it is required that those who have been given a trust must prove faithful.”
You’ve been given a trust, the financial resource represented by your home. Faithfulness sometimes means selling strategically, even if it’s uncomfortable.
6. Red Flags That You Might Be Out of God’s Timing
After 117+ transactions across Metro Detroit and six years of walking with clients through major decisions, here are signs that selling right now might not be God’s timing:
Persistent lack of peace – If you’ve prayed consistently and every time you think about selling you feel dread or anxiety (not just normal nervousness, but deep unease), that’s worth paying attention to.
Circumstances keep blocking the path – You try to move forward and repeatedly encounter obstacles. Financing falls through. Contractors can’t complete repairs. The perfect next home keeps slipping away. Sometimes God closes doors for our protection.
Wise counsel is consistently cautious – If every godly advisor is urging you to wait, consider that God might be speaking through them.
You’re running from something – If you’re selling primarily to escape a problem rather than moving toward God’s direction, examine your motives.
Financial pressure is forcing the decision – If you’re being forced to sell due to circumstances you created through unwise decisions, that’s different than God leading you to sell. (Though even then, He can use it for your growth.)
Your spouse doesn’t have peace – If you’re married and you’re sensing go but your spouse is sensing wait – that’s a major red flag. God rarely calls a married couple in opposite directions.
7. Green Lights That Confirm God’s Timing
On the flip side, here are signs that God might be leading you to sell:
Peace that surpasses understanding – You’ve prayed and despite the uncertainty, you have deep peace about moving forward. That peace isn’t absence of nervousness – it’s confidence that God is leading even when you can’t see the whole path.
Doors opening unexpectedly – Opportunities appear without you forcing them. A buyer expresses interest. The perfect next home becomes available. Financing comes through smoothly.
Confirmation through Scripture and prayer – God speaks to you consistently through His Word. Verses jump out that confirm the direction. You pray and sense clear leading from the Holy Spirit.
Wise counsel affirms – Multiple godly advisors are confirming what you’re sensing. Your spouse (if married) is in agreement.
Market conditions align with your need – If you need to sell and the market is favorable (low inventory, high demand in your area, strong appreciation), that alignment of need and opportunity can be confirmation.
Life circumstances create clarity – Job relocation. Aging parents need you closer. Kids graduating and leaving home. Sometimes God speaks through the circumstances He orchestrates.
Financial stewardship points to selling – The numbers make sense. Selling positions you better for your long-term goals. Keeping the home is creating financial stress that’s affecting other areas of life.
8. A Personal Example: When God’s Timing Didn’t Match My Timeline
Let me share something from my own journey.
When I first started analyzing Metro Detroit’s luxury market and felt called to reposition my business toward particularly servicing the $500k-$1M segment, my first instinct was to immediately start chasing listings in that range.
I wanted to force the timing. I was ready. I had the vision. Why wait?
But as I prayed and sought counsel, God kept showing me: “Not yet. Build your foundation. Study the market. Develop your expertise. Trust my timing.”
It didn’t make logical sense. I wanted to jump in immediately.
But there was no peace about forcing it. Doors weren’t opening. Wise advisors were saying “be patient.”
So I waited. I studied. I analyzed transactions. I built my knowledge base. I served the clients God placed in my path at every price point.
And now, in March 2026, I’m fully stepping into that market with clarity, preparation, and peace. The timing is right. The foundation is solid. God established my plans because I committed them to Him and trusted His timeline, not mine.
Ecclesiastes 3:11 says: “He has made everything beautiful in its time.”
God’s timing is beautiful, even when our impatience tells us otherwise.
9. Practical Discernment Questions for Your Situation
If you’re wrestling with whether now is the time to sell your Metro Detroit home, work through these questions:
Prayer & Peace:
- Have I been consistently praying about this decision?
- Do I have peace about selling, or persistent anxiety?
- What is the Holy Spirit speaking to my heart?
Scripture & Confirmation:
- Are there specific scriptures God has highlighted to me about this decision?
- Have I sought God’s wisdom through His Word?
Wise Counsel:
- What are godly advisors saying?
- Is my spouse (if married) in agreement?
- Am I willing to listen to counsel, or am I only seeking confirmation?
Circumstances:
- What are the market conditions in my specific area (Oakland/Wayne/Macomb)?
- Are doors opening or closing?
- What are my life circumstances creating (opportunity or obstacle)?
Stewardship:
- Does selling serve my long-term financial health?
- Am I being a wise steward of the resources God has entrusted to me?
- What would I do with the equity from selling?
Motivation:
- Why do I want to sell? (Moving toward something or running from something?)
- Am I acting from faith or fear?
- Would I have peace if I sold? Would I have peace if I waited?
Timeline:
- Do I have the financial margin to wait if needed?
- Are there time-sensitive factors (job relocation, school year, etc.)?
- What happens if I wait 6 months? 12 months?
Work through these honestly before the Lord. Sometimes writing out your answers helps bring clarity.
10. When You’re Ready: How I Can Help
If after prayer and discernment you sense God is leading you to sell your Metro Detroit home, here’s how I approach the process as a faith-driven agent:
I’ll pray with you – Before we discuss price or timeline or marketing strategy, I’ll pray with you (if you’re comfortable with that) and ask God for wisdom in serving you well.
I’ll honor your discernment – I’ll never pressure you to sell if you don’t have peace. If you need to wait, I’ll support that. My commission isn’t worth your spiritual compromise.
I’ll bring strategic expertise – I’ll provide market data for your specific area (Oakland, Wayne, or Macomb), show you comparable sales, give you realistic expectations about pricing and timeline.
I’ll market with excellence – Whether your home is $525,000 in Macomb County or $875,000 in Oakland County, you’ll get the same hospitality-trained service and technology-forward marketing that I bring to every client.
I’ll be honest about timing – If the market conditions aren’t ideal, I’ll tell you. If you’re asking too much, I’ll tell you. If we need to wait for spring inventory to clear, I’ll tell you. Truth matters more than a quick sale.
I’ll trust God’s timing alongside you – When offers come in under asking, when inspections reveal issues, when buyers back out – I’ll help you discern whether to push forward or reconsider. Because sometimes obstacles are God’s protection.
What About Buyers? Does This Apply to Purchasing Too?
Absolutely.
Everything I’ve said about discerning God’s timing for selling applies equally to buying.
If you’re looking to purchase a home in Metro Detroit’s $500k-$1M range:
- Pray about your decision
- Seek wise counsel
- Pay attention to peace vs. anxiety
- Look at what circumstances reveal
- Be willing to wait if doors keep closing
- Step forward in faith when God provides clear direction
God cares about where you live. Your home is where you’ll raise your family, build community, and potentially minister to neighbors. It matters to Him.
I’ve seen clients find homes that “shouldn’t” have worked on paper, but God orchestrated every detail. And I’ve seen clients have to wait years for the right opportunity, and later thank God for the wait because the timing was perfect for reasons they couldn’t have seen.
Psalm 37:4-5 promises: “Take delight in the Lord, and he will give you the desires of your heart. Commit your way to the Lord; trust in him and he will do this.”
Trust Him with your real estate decisions. He’s faithful.
My Final Thoughts
Here’s what I’ve learned about God’s timing versus market timing:
They’re not always opposed. Sometimes they align perfectly. Sometimes God uses favorable market conditions as confirmation. Sometimes He calls us to move when the market is difficult because He’s working something we can’t see.
The key is seeking His direction first, trusting His wisdom over our understanding, and stepping forward in faith when He provides clarity.
I don’t have all the answers for your specific situation. But I serve a God who does.
And whether you’re in Birmingham or Grosse Pointe or Clinton Township, whether your home is worth $500,000 or $950,000, whether you’re ready to sell next month or next year, God cares about your decision.
He’s not distant or uninvolved. He’s near to those who seek Him.
James 1:5 promises: “If any of you lacks wisdom, you should ask God, who gives generously to all without finding fault, and it will be given to you.”
Ask Him. He’ll answer. Maybe not with a thunderbolt, but through peace, circumstances, counsel, and His Word.
And then trust Him enough to obey what He shows you – whether that’s selling, waiting, or something else entirely.
Prayer
Father, I lift up everyone reading this who’s wrestling with a major real estate decision. You know their specific circumstances. You know their hearts. You know what’s best for them even when they can’t see the full picture.
For those who need to sell but are afraid – give them courage. For those who are being impatient and need to wait – give them patience and peace. For those who are genuinely seeking Your timing – make Your direction clear.
Speak through Your Word. Speak through wise counsel. Speak through circumstances. Speak through the peace of Your Holy Spirit. And give them the faith to trust You enough to obey what You show them.
Help them remember that You care about every detail of their lives – including where they live and when they buy or sell. You’re not distant. You’re near. And Your timing is always perfect, even when it doesn’t match their timeline.
Thank You for being faithful. Thank You for guiding us. Thank You for caring about things we think might be too small for You to notice.
For anyone in Metro Detroit’s luxury market making these decisions – provide for them, guide them, and give them confidence that You’re in control.
In Jesus’ name, Amen.
