I’ll never forget the moment in that hospital room when the doctors said my father had only a few months left to live.

They used clinical terms, hospice, palliative care, end-of-life planning. But what they were really saying was: You have time to prepare to say goodbye.

I was sitting by his bedside. Just him and I. And suddenly I had this sacred gift of knowing the chapter was ending. Time to prepare for the goodbye.

Some people don’t get that. Death comes suddenly with no warning, no preparation, no time to say what needs to be said.

I got warned. I got months to prepare my heart even as I was devastated by the news.

Here’s what I learned in those months between the hospital and his final breath:

Preparation is a gift. Even when it’s painful.

I’m sharing this because if you’re reading this post about preparing your home to sell this summer, you might be experiencing something similar.

You’ve lived in this house for 15 years. Or 20. Or 30+.

Your children grew up here. Your marriage matured here. Your life happened within these walls in West Bloomfield or Farmington Hills or Royal Oak or Southfield.

And now you’re preparing to say goodbye.

I recognize that it’s not just a transaction. It’s closing a chapter.

Let me walk you through how to prepare, both your heart and your home, for this transition.

I’ve learned that the emotional preparation matters just as much as the physical preparation.

And both matter to God.

The Heart Preparation Before the Home Preparation

Ecclesiastes 3:1 tells us: “There is a time for everything, and a season for every activity under the heavens.”

There’s a season to buy a home. And there’s a season to sell it.

If you’re sensing this is your season to sell your Oakland County home, whether it’s in Farmington Hills, Bloomfield Hills, Royal Oak or anywhere in between, the first step isn’t calling an agent or getting a market analysis.

The first step is preparing your heart.

Here’s what that looks like:

1. Prayer: Are You Truly Ready?

Before you list your Bloomfield Hills home or prepare your West Bloomfield property for showings, ask God honestly:

Am I truly ready to let go of this house, or am I just testing the market?

There’s a difference between:

      • Obedient readiness – God is leading you to sell and you’re following Him even though it’s hard

      • Curious testing – You’re not sure but you want to see what happens

      • Fear-based rushing – You’re selling because you’re afraid of market changes or pressure from others

Only you and God know which one you’re experiencing.

When those doctors told me my father had months, I wasn’t ready. I wanted more time. I wanted a miracle. But God was asking me to prepare anyway, to trust His timing even when it hurt.

Same with your house. You might not feel ready. But if God is leading you to sell, He’ll give you the grace to walk through it.

Pray before you proceed. And don’t move forward until you have some measure of peace.

    2. Detachment: This House is a Tool, Not Your Identity

Matthew 6:19-21 warns us: “Do not store up for yourselves treasures on earth, where moths and vermin destroy, and where thieves break in and steal. But store up for yourselves treasures in heaven… For where your treasure is, there your heart will be also.”

Your Farmington Hills home isn’t your treasure.

The memories made there? Precious. The family raised there? Invaluable. The life built there? Significant.

But the house itself? It’s wood, drywall, shingles, and foundation. A tool that served its purpose for a season.

If you find yourself saying “I could never sell this house”, check your heart. Have you made the house itself into an idol?

I’m not saying you shouldn’t love your home. I’m saying your identity and security can’t be found in your Birmingham address or your Bloomfield Hills square footage.

When I was preparing for my father’s death, I had to detach from the person I thought he’d always be, the strong, healthy father who’d raised me. I had to accept the season was ending.

Same with your home. You’re not betraying the memories by selling. You’re honoring the season that was, while stepping into the season that’s coming.

    3. Trust: God Knows the Buyer He Has for This Home

Proverbs 3:5-6 – the verses that anchored me through my father’s hospice care and still anchor me today:

“Trust in the Lord with all your heart and lean not on your own understanding; in all your ways submit to him, and he will make your paths straight.”

God knows who needs to buy your West Bloomfield home.

He knows the family that will be blessed by your Southfield house.

He knows the couple searching for exactly what your Bloomfield Hills property offers.

Your job isn’t to control the outcome. Your job is to steward the process faithfully and trust God with the results.

    That means:

        • Pricing honestly

        • Presenting the home well

        • Being patient when offers don’t come immediately

        • Not forcing something that isn’t right

        • Trusting His timing over market timing

      4. Integrity: Pricing Honestly vs. “Testing the Market”

Matthew 5:37 says: “Let your ‘Yes’ be ‘Yes,’ and your ‘No,’ ‘No.'”

Here’s where I see Christian sellers struggle with integrity:

They want to “test the market” by pricing their Royal Oak home $50,000 above market value to “see what happens.”

But that’s not integrity. That’s hoping someone doesn’t know the market well enough to see you’re overpricing.

Proverbs 11:1 is clear: “The Lord detests dishonest scales, but accurate weights find favor with him.”

Your asking price is your scale. Is it honest?

I’m not saying you need to leave money on the table. I’m saying you need to price based on market reality, not emotional attachment or wishful thinking.

      When you overprice:

          • You attract the wrong buyers (bargain hunters who’ll lowball)

          • You waste time sitting on market

          • You end up selling for less than if you’d priced right initially

          • You damage your credibility

        When you price with integrity:

            • You attract serious, qualified buyers

            • You sell faster

            • You often get multiple offers

            • You honor God with honesty

I’ll help you understand what your Birmingham or Farmington Hills home is actually worth, not what you wish it was worth. And then we’ll price it to sell, not to sit.

What Oakland County Luxury Buyers Expect in Summer 2026

Let me give you current market reality for summer 2026 in Oakland County’s luxury market, broken down by the areas I serve:

          *as of May 31, 2026

          Birmingham Luxury Market ($500k-$1M):

              • Current inventory: 44 active listings

              • Average days on market: 7 days

              • Median sale price: $678,000

              • What buyers expect: Premium finishes, walkable location, top schools, move-in ready condition

Birmingham buyers are sophisticated. Your home needs to deliver on the premium the address commands. If it doesn’t, they’ll look in Bloomfield Hills or West Bloomfield where their dollar stretches further.

            Bloomfield Hills ($500k-$1M):

                • Current inventory: 43 active listings

                • Average days on market: 19 days

                • Median sale price: $670,000

                • What buyers expect: Prestigious address, large lots, high-end everything, luxury amenities

Bloomfield Hills buyers are status-conscious but discerning. They’re comparing your home to new construction and recently renovated properties. Half-finished renovations or deferred maintenance will kill your sale in this market.

              West Bloomfield ($500k-$1M):

                  • Current inventory: 74 active listings

                  • Average days on market: 29 days

                  • Median sale price: $720,000

                  • What buyers expect: Space, good schools, updated kitchens/baths, lake access premium if applicable

West Bloomfield buyers want value. They’re often families upsizing from lower price points or relocating from out of state. They expect updated homes with room to grow, and they’re savvy about what updates actually add value.

                Farmington Hills ($500k-$1M):

                    • Current inventory: 49 active listings

                    • Average days on market: 49 days

                    • Median sale price: $525,000

                    • What buyers expect: Excellent schools, family-friendly neighborhoods, functional layouts, good condition

Farmington Hills buyers are practical. They prioritize schools, safety, and functionality over prestige. They’ll pay premium for quality but not for flash. Your home needs to be well-maintained and thoughtfully updated.

                  Royal Oak ($500k-$1M):

                      • Current inventory: 50 active listings

                      • Average days on market: 21 days

                      • Median sale price: $693,750

                      • What buyers expect: Walkable downtown, character (older homes renovated well), modern updates with historic charm

Royal Oak buyers value lifestyle. They’re paying for location and community as much as the house itself. Homes that blend historic character with modern updates sell fastest. Outdated homes sit, even in great locations.

The Bottom Line Across All Oakland County Markets:

Summer 2026 buyers in the $500k-$1M range are:

                        • More cautious than 2021 buyers (no more bidding wars on everything)

                        • Extremely well-informed (they’ve seen every listing online)

                        • Focused on condition (they don’t want projects at luxury prices)

                        • Comparing you to new construction

                        • Less willing to overpay than they were 2-3 years ago

What this means: Your home needs to be presentation-ready. Not perfect. But ready.

                      The Practical Preparation Checklist

Now let’s talk about actually preparing your Oakland County home to sell this spring.

Before we start, a heart check:

Preparing your home well isn’t vanity. It’s stewardship.

Proverbs 27:23 says: “Be sure you know the condition of your flocks, give careful attention to your herds.”

Your home is an asset God has entrusted to you. Representing it well, cleaning it, repairing it, presenting it honestly, is being a good steward of what He’s given you.

STEP 1: Deep Clean and Declutter (Hospitality vs. Hoarding)

Hebrews 13:2 reminds us: “Do not forget to show hospitality to strangers.”

When buyers walk through your West Bloomfield or Birmingham home, you’re essentially hosting them. Your house should feel welcoming, not overwhelming.

                      The Declutter Reality:

                          • Remove 50% of what’s on counters, shelves, and surfaces

                          • Clear out closets so they look spacious (buyers will open them)

                          • Pack up personal photos

                          • Rent a storage unit if needed (it’s a small investment for a faster sale)

                        The Deep Clean Reality:

                            • Hire professionals (this isn’t the time for DIY)

                            • Clean windows inside and out

                            • Deep clean carpets (or replace if stained/worn)

                            • Clean grout, polish fixtures, make bathrooms sparkle

                            • Don’t forget baseboards, light fixtures, ceiling fans

In Bloomfield Hills and Birmingham especially: Buyers expect perfection. Dirty corners or dated wallpaper screams “deferred maintenance” and kills deals.

STEP 2: Strategic Repairs vs. Over-Improving

Not all repairs are equal. Let me help you think through what actually matters:

                          DO THESE REPAIRS:

                              • Fix anything broken (leaky faucets, cracked tiles, stuck doors)

                              • Paint walls neutral colors if they’re currently bold

                              • Replace worn carpet in main living areas

                              • Fix obvious curb appeal issues (dead landscaping, broken mailbox)

                              • Update dated light fixtures (cheap and high impact)

                              • Repair any safety issues (loose railings, electrical problems)

DON’T DO THESE (Unless I Advise Otherwise):

                                • Full kitchen renovation (you won’t recoup the cost)

                                • Adding a pool (divisive feature, expensive)

                                • Luxury upgrades that exceed your neighborhood (over-improving)

                                • Trendy updates that might be dated by closing (stay neutral)

For Royal Oak historic homes: Don’t strip character in the name of updates. Buyers want charm + modern systems, not a gutted box.

For Farmington Hills and Southfield: Focus on functionality and cleanliness over luxury finishes. You’re competing on value, not prestige.

STEP 3: Staging for Your Price Point

At $500k-$650k (Farmington Hills, Royal Oak, some Bloomfield Hills):

                                  • Professional cleaning is a must

                                  • Declutter and depersonalize

                                  • Simple staging – remove excess furniture, arrange what remains attractively

                                  • Fresh flowers, nice towels, make it feel cared-for

                                  • Full professional staging is optional unless the house is vacant

At $650k-$850k (Royal Oak, West Bloomfield, some Birmingham):

                                    • Professional staging is highly recommended

                                    • Buyers expect elevated presentation

                                    • Consider partial staging (living room, master, key spaces)

                                    • Photography will make or break your listing at this level

At $850k+ (Birmingham, West Bloomfield, Bloomfield Hills):

                                      • Full professional staging is non-negotiable

                                      • These buyers are comparing you to model homes

                                      • Virtual staging doesn’t cut it – they’ll visit in person

                                      • Investment in staging pays for itself in price and speed

                                    Biblical perspective on staging:

Some Christian sellers may feel uncomfortable “staging” because it feels dishonest (making the house look better than it really is)

But that’s not what staging is.

Staging is presenting your home at its best, the way you’d clean and prepare if important guests were coming. It’s showing the potential, not hiding the reality.

It’s stewardship…representing well what God has entrusted to you.

STEP 4: Professional Photography as Stewardship

In 2026, 97% of Oakland County buyers start their search online.

Your photos are your first impression. Actually, they’re your ONLY impression for most buyers.

Bad photos = no showings = no offers = your home sits

What buyers expect at different price points:

$500k-$650k: Good photos (professional photographer, proper lighting, wide-angle shots)

$650k-$850k: Great photos + optional video tour or 3D walkthrough

$850k+: Exceptional photos + video tour + 3D walkthrough + drone shots + virtual twilight photos

I include professional photography and videography in my marketing for every listing. Because representing your asset well is part of faithful stewardship.

Colossians 3:23: “Whatever you do, work at it with all your heart, as working for the Lord, not for human masters.”

That includes how I photograph and market your Birmingham or Bloomfield Hills home.

STEP 5: Curb Appeal in Metro Detroit Summer

Michigan spring/summer is glorious…when it arrives. But there’s a chance late spring can be muddy, gray, and unpredictable.

                                    Do this before listing:

                                        • Mulch all beds (makes everything look fresh and cared-for)

                                        • Plant flowers if timing allows

                                        • Power wash driveway, walkways, siding

                                        • Clean windows

                                        • Make sure lawn is green and mowed (seed/fertilize early if needed)

                                        • Paint or stain front door if it’s faded

                                        • Update house numbers if they’re dated

                                        • Make sure mailbox isn’t rusted or damaged

Birmingham and Royal Oak buyers especially notice curb appeal. These are walkable neighborhoods where people judge houses from the street.

Bloomfield Hills buyers expect perfection. Peeling paint or overgrown landscaping signals deferred maintenance and kills the “luxury” positioning.

Pricing with Integrity: What Scripture Teaches About Honest Pricing

This is where faith meets finance.

And where I see Christian sellers struggle most.

You love your Farmington Hills home. You’ve raised your family there. You remember what you paid 20 years ago and you know how much you’ve invested in updates.

                                      But here’s the hard truth:

The market doesn’t care about your memories or your costs. The market cares about comparable sales.

Matthew 5:37 says: “Let your ‘Yes’ be ‘Yes,’ and your ‘No,’ ‘No.’ Anything beyond this comes from the evil one.”

Your listing price is your “yes” to the market.

                                      Is it honest?

Or are you pricing based on:

                                          • What you need to make your next purchase work

                                          • What you think someone might pay if they don’t know better

                                          • What your neighbor listed for (even though theirs didn’t sell)

                                          • What an online estimate tool says (those are often wildly inaccurate)

Proverbs 11:1: “The Lord detests dishonest scales, but accurate weights find favor with him.”

I will bring you market data for your specific West Bloomfield or Royal Oak neighborhood; what homes like yours have ACTUALLY sold for (not what they listed for, what they SOLD for).

And then we’ll have an honest conversation about pricing.

Some things that affect your price:

                                            • Location within Oakland County (Birmingham commands more than Royal Oak)

                                            • Condition (updated homes sell for premium, dated homes sell at discount)

                                            • Lot size and features

                                            • School district quality

                                            • Days on market for comparable homes

                                            • Current inventory levels in your area

The integrity test: If you saw an identical house to yours listed at your proposed price, would you pay it? Or would you think “they’re overpriced”?

How You Can Pray About Pricing:

Lord, help me see my home through buyers’ eyes, not just my own memories. Give me wisdom to price with integrity, not overpricing out of greed or underpricing out of fear. Help me trust You with the outcome while being faithful with the process. Show me the right price, and give me peace about it. Amen.

If you pray that sincerely, I believe God will give you clarity.

And I’ll give you data to confirm it.

Summer 2026 Oakland County Market Reality

Let me talk straight about what’s happening in Metro Detroit’s luxury market right now.

                                          Overall Market Trends:

                                              • Interest rates are ~0.36% down from end of May 2025

                                              • Inventory is 13.54% higher than last year

                                              • The $500k-$1M segment is moving faster than overall market

                                              • Buyers are more cautious than they’ve been in the past few years

What’s Changed Since the End of May 2025?

                                            Market Shift Details

The market has transitioned from a strong seller’s market toward a more balanced environment. While well-priced homes continue to sell, buyers now have more choices and are taking longer to make decisions. Increased inventory has reduced the urgency that characterized the market over the past several years.

                                            Buyer Behavior Changes

Today’s buyers are more analytical and selective. They are:

                                                • Comparing multiple homes before making offers.

                                                • Paying close attention to condition, updates, and value.

                                                • More likely to request inspections, concessions, or repairs.

                                                • Less willing to overpay simply to secure a property.

Lower mortgage rates have improved affordability somewhat, but affordability challenges remain due to higher home prices and economic uncertainty. Buyers are still active, but they are demanding more value for their money.

                                              Competition Level

Competition remains strong for move-in-ready homes in desirable neighborhoods, but sellers are seeing fewer multiple-offer situations than in recent years. Homes that are overpriced, need significant updates, or lack modern amenities are spending more time on the market and may require price adjustments to attract buyers.

                                              What This Means for You

If You’re Selling in Birmingham or Bloomfield Hills

Demand remains strong for luxury properties in these markets due to their reputation, schools, and location. However, today’s affluent buyers are extremely discerning. Presentation, pricing, and marketing matter more than ever. Premium homes that are turnkey and priced appropriately can still command strong offers, while aspirational pricing may lead to extended market time.

If You’re Selling in Farmington Hills or West Bloomfield

These communities continue to attract move-up buyers seeking larger homes and strong school districts. Increased inventory means you’ll face more competition than last year. Sellers who invest in preparation, staging, and professional marketing are seeing the best results. Buyers are comparing homes carefully and often have several viable options.

If You’re Selling in Royal Oak or Southfield

Affordability and location continue to drive buyer interest, especially among professionals, first-time move-up buyers, and relocation clients. Well-maintained homes that are priced correctly are still generating activity. However, buyers are more willing to walk away from properties that need work or appear overpriced. Strategic pricing is critical in today’s market.

The market is no longer rewarding sellers simply for listing a home. Buyers have more options, more negotiating power, and higher expectations. The homes receiving the strongest interest are those that combine:

                                                  • Accurate pricing

                                                  • Excellent condition

                                                  • Professional marketing

                                                  • Strong location

For sellers, success in Summer 2026 is less about timing the market and more about positioning your home to stand out from the growing competition.

Why Timing Matters (But God’s Timing Matters More):

Yes, spring and summer is traditionally the best time to sell. More buyers are active, families want to move before school starts, weather is better for showings.

But here’s what I’ve learned through seven years and 120+ transactions:

God’s timing doesn’t always match market timing.

Sometimes He calls you to sell in winter when inventory is low and you get multiple offers.

Sometimes He calls you to wait through spring because the right buyer isn’t ready yet.

James 4:13-15 reminds us: “Now listen, you who say, ‘Today or tomorrow we will go to this or that city, spend a year there, carry on business and make money.’ Why, you do not even know what will happen tomorrow… Instead, you ought to say, ‘If it is the Lord’s will, we will live and do this or that.'”

I’ll give you market data and strategic advice.

But I’ll never pressure you to list if you don’t have peace.

Because I’d rather you wait and have God’s blessing than rush and miss His timing.

                                                  Strategic Pricing:

                                                      • Comprehensive market analysis comparing your home to relevant recent sales

                                                      • Price positioning strategy based on your goals and timeline

                                                      • Honest assessment of what updates add value vs. what’s just personal preference

                                                    Targeted Exposure:

                                                        • MLS listing (reaches all agents and buyers)

                                                        • Zillow, Realtor.com, and all major platforms

                                                        • Personal outreach to agents I know have qualified clients

                                                        • Open houses strategically timed (not every weekend – only when it serves you)

                                                      Hospitality-Trained Service:

                                                          • Every showing scheduled with care for your schedule

                                                          • Weekly updates on activity, market changes, strategy adjustments

                                                          • Availability when you need me (not just 9-5)

                                                        Faith-Forward Approach:

                                                            • I pray for wisdom before pricing your home

                                                            • I’ll pray with you about offers if you’re comfortable with that

                                                            • I operate with integrity even when it costs me

                                                            • I’ll tell you the truth even when it’s not what you want to hear

                                                            • I see this as serving you, not just earning a commission

The difference between showing off and showcasing:

Some Christian sellers worry that marketing their home well is prideful.

                                                          But there’s a difference:

Showing off = exaggerating features, hiding flaws, misrepresenting the home

Showcasing = presenting accurately, highlighting strengths honestly, making it accessible to the right buyers

                                                          I showcase. I don’t show off.

Because 1 Corinthians 10:31 tells us: “Whether you eat or drink or whatever you do, do it all for the glory of God.”

Including how I market your Royal Oak or Birmingham home.

Saying Goodbye: The Emotional Reality of Selling Your Home

Let me come back to where I started.

When those doctors told me my father had months left to live, I was devastated. But I was also given something precious: time to prepare.

Time to say what needed to be said.

Time to close the chapter with intention rather than having it ripped away suddenly.

Time to be grateful for what we’d had, even as I was heartbroken about what was ending.

If you’re preparing to sell your Farmington Hills home where you raised your kids, your West Bloomfield house where your marriage grew deeper, your Southfield home where your life unfolded for decades –

                                                          You’re closing a chapter too.

                                                          And that deserves acknowledgment.

It’s okay to grieve. Even as you’re excited about what’s next.

It’s okay to feel torn. You can want to sell and still be sad about leaving.

It’s okay to be grateful for the time you had there. That’s not the same as being unwilling to let go.

When buyers walk through during showings, they’re seeing square footage and updated kitchens.

You’re seeing where your daughter took her first steps. Where you and your spouse resolved that big fight. Where you prayed through the hardest season of your life. Where Christmases and birthdays and ordinary Tuesdays happened.

Those memories don’t transfer with the deed.

                                                          They go with you.

The house was the container. But the life you built, that’s yours forever.

So as you prepare to list your Birmingham or Bloomfield Hills or Royal Oak home this summer:

Give yourself permission to feel what you feel.

Prepare your heart, not just your house.

                                                          Trust God with the transition.

And know that closing this chapter doesn’t diminish its significance.

Ecclesiastes 3:1: “There is a time for everything, and a season for every activity under the heavens.”

This was your season in that house. And it was good.

Now a new season is beginning.

And God will be faithful in this one too.

                                                          Prayer

Father, I pray for everyone preparing to sell their Oakland County home this summer. You know how much this house means to them. You know the memories held in these walls. You know how hard it is to let go.

Give them grace to prepare both their hearts and their homes. Help them declutter and clean and stage without being overwhelmed. Give them wisdom about pricing, not driven by greed or fear, but by integrity and trust in You.

Guide them to the right buyer. The family or individual You have already chosen to be blessed by this home. Don’t let them settle for the wrong offer out of impatience, and don’t let them miss the right offer out of stubbornness.

Help them remember that this house was always Yours, entrusted to them for a season. And now You’re transitioning it to someone else for the next season.

Give them peace about saying goodbye. Let them be grateful for the years they had there, even as they step into whatever You have next.

And when the sale closes and they hand over the keys, help them know they’re not leaving the life they built behind. They’re taking it with them into the next chapter.

Thank You for being faithful in every season. Thank You for the homes that shelter us. Thank You for the memories made within those walls. And thank You for new beginnings.

                                                          In Jesus’ name, Amen.
